Broadly, Cinco Ranch sits largely on the Fort Bend County side, Cross Creek Ranch falls in Fort Bend County out toward Fulshear, Firethorne straddles the Waller and Fort Bend line, and newer sections like Katy Lakes sit in Waller County. Each jurisdiction has its own submittal package, review timeline, inspection sequence, and barrier and enclosure requirements. Some Katy lots carry an extra layer. Parts of the area sit inside FEMA-mapped floodplain or within the Addicks and Barker reservoir flood pools east of town, and building there can require additional drainage review, elevation documentation, and detention considerations.
